Letting out your overseas property may seem like the perfect way to help cover your costs and whilst it certainly can, like most things in life it’s not necessarily always straightforward. Here’s our definitive guide on how to best to run your overseas rental property along with some obvious, and not so obvious, pitfalls you want to avoid.

Do Your Research

Failing to carry out sufficient, independent research, is the most fundamental and common mistake people make when deciding to rent out their property. There’s so much more to it than just calculating how far you are from the beach and the shops. Did you know for example than in some countries, foreigners aren’t even permitted to rent out their property? Or that some resorts and apartment blocks put a limit on how many weeks a year your property can be let for?

It’s also important to manage your expectations in accordance with your local rental property market. Inner city properties are more likely to have a year-round appeal whereas beach or ski properties are obviously a lot more prone to high and low seasons. Independent research is crucial as sadly, it’s not unheard of that over-enthusiastic agents might promise buyers guaranteed rental possibilities over a prolonged period of time when the reality is, you may struggle to let it for even 30% of the year.

Another factor to consider is when you want to use the property yourself, if at all. If you’re planning a relaxing summer in your French Riviera villa, or perhaps a white Christmas in your Alpine chalet, you will be missing out on the most lucrative rental period. Don’t get me wrong I’m sure you’ll have an amazing holiday creating priceless memories, but just be sure to factor in that income loss when budgeting.

Self Management or Rental Property Management Company?

Managing your overseas rental property from home is rarely going to be a feasible option. It will need cleaning between lets, checking for damages, someone to organise or carry out repairs, ad hoc inspections in case of adverse weather……… The list goes on. Relying on the goodwill and generosity of your neighbours is unlikely to go down well in the long term so realistically, a rental property management company is the only sensible solution.

Agency fees vary considerably depending on the company and what you are wanting from them so expect to pay anywhere from 20% to 50% of the rental return. Be sure to establish exactly what is and isn’t covered in those fees and match the available services to your requirements.

One of the best ways of finding a reputable rental property management company is to try and speak directly to some of their clients. Word of mouth goes a long way in this business so don’t be shy of asking around for recommendations and just as importantly, who to avoid.

Be wary of any potential language barriers too, you don’t want to have important information lost in translation as it could cost you a lot of money.

Long-Term vs Short-Term Letting

One of the first decisions you will need to make when preparing your rental property for the market is whether to let it on a long-term or short-term basis. Both have advantages and disadvantages so it’s up to you to decide which option best fits your personal circumstances.

The main benefit of long-term letting is the increase in security and stability. Whilst the average price per week will work out lower than that of a short-term let, with a tenant locked into a long-term contract you are guaranteed a year-round income, something that is much harder to achieve with short-term lets.

There is also a lot less work involved with check-ins and outs, key exchanges, cleaning etc which could save you money on your rental property management fees and furthermore, long-term tenants are also usually responsible for all utility bills.

Short-term lets can command rates of around 30% higher than long-term so this is potentially a very lucrative market. There’s also greater flexibility and more scope to use the property yourself should you desire.

The downside of course is that not only will there be inevitable periods of time where the property remains empty, but you should also expect greater wear and tear when letting your property on a short-term basis.

Whatever you do, do not make an overseas investment if you are reliant upon the rent to meet your costs as regardless of whether you are letting your rental property on a short-term or long-term basis, it is impossible to guarantee rental returns.

Insurance, Liabilities and Tax

You must tell your insurance company if you are letting your property and be prepared for a consequential increase in your premium. Check your policy carefully as it may include specific requirements such as having to turn your water off if the property is vacant for a certain period of time.

You should also consider legal liability cover which will protect against someone suing you if they are injured in your property. It’s very important to have this in place before your first tenant checks in.

Of course, any income from your rental property is not going to go unnoticed by the tax man either so you will also need to complete a tax return in the country where the property is based. If that country has a tax treaty with the UK, British authorities will take what you have already paid into consideration.

Be Realistic!

Whilst you might consider your property to be luxurious and palatial and worthy of commanding a high rent, be prepared that your prospective tenants might not share the same opinion. Make sure that the rent you’re charging is realistic and reflective of the property, facilities and surroundings.

If you want to charge high rent then you need quality furniture, air conditioning/heating, wi-fi, state of the art media equipment, plenty of tableware, bbq…..

Should your property be in an area of high demand then do everything you can to make it stand out, provide that little something extra that no one else has to ensure yours is the most appealing.

By making smart choices every step of the way, it is possible to make a healthy return on your rental property. Remember to be realistic about what it’s worth, keep your eye on the market and your competition and budget for the worst case. The air conditioning will only break down when you can’t afford to fix it!

Finally, don’t forget to remove all your personal belongings, don’t expect your tenants to treat the property as well as you would but do be prepared for potential fallings out with family and friends. Will you charge them rent or won’t you??

Pezenas – The City of Art and History

Surrounded by beautiful vineyards and picturesque villages, Pezenas sits on the plains between Haut Languedoc National Park and the Mediterranean coastline. Its town centre is meticulously preserved and is brimming with charming narrow streets, elegant turn of the century architecture, and many delightful alleys and squares where playwright Molière famously spent his days.

Easily Languedoc’s most underrated destination, Béziers is a real jewel in the Hérault crown. Famous for two things in particular, wine and bullfighting, every August the two combine in spectacular fashion for a four-day feria.

Undoubtedly the biggest event in the Hérault calendar, a million people gather together every year to enjoy various events including Flamenco dancing, marching bands, and bullfighting. And when the shows are over, the party envelopes the town and revellers carry on until dawn – and beyond.

Outside the fun of the fair, Béziers offers the discerning traveler a wonderful variety of under-the-radar attractions. A must-see is the impressive Cathedral Saint-Nazare de Béziers, a thirteenth-century cathedral which sits dramatically atop a steep rock face. The ornate exterior and intricate stained glass windows are simply awe-inspiring, as is the impressive old pipe organ which still resides within the church. The Gardens of Marqueyssac

Located just 9km from Sarlat, the Marqueyssac Gardens are home to some truly magnificent topiary displays, making this, without doubt, one of the most famous gardens in the whole of  France.

The Lascaux Cave

The Lascaux cave is one of the most famous caves not just in France, but the whole world. Home to paintings which date back over 17,000 years, they were discovered completely by chance in 1940 by a teenager looking for his lost dog.

There are more than 1000 drawings in the Lascaux cave system, impressive in itself, but even more so when you account for the fact that they would have been painted in almost complete darkness.

The cave opened to the public at the end of the second world war but closed again in 1963 as the breath of the thousands of visitors was sadly damaging the artwork. Restoration and preservation work continues today although it is unlikely that the cave will ever reopen to the public. All is not lost though, a replica of the caves, including nearly all of its paintings, has been created just 200m from the original site and is open to the public from February through to December.

Unmissable Towns Of The Dordogne

Take To The Water On The River Dordogne

There’s no better way to experience the magic of the Dordogne than grabbing your oars and heading out on a canoe. You’ll be able to see parts of the river that aren’t visible elsewhere whilst silently gliding past your favourite towns and significant sights.

Hiring a canoe and all the relevant equipment, including lifejackets and waterproof storage tubs, is very reasonably priced and is perfectly safe for sensible children. Pack a picnic as there are plenty of places to pull up on the river bank to enjoy a bite to eat, a paddle and a sunbathe.

The Legalities of Getting Married in France

With an idea in mind of what and where, before you send out your invitations, it’s important to get to grips with the legalities involved with getting married in France. There are some rules to follow and requirements to fulfill, but with sufficient time and research, they are all fairly simple to either overcome completely or certainly workaround.

Perhaps one of the trickiest hurdles is that under French law, at least one of the parties to be married must be resident in France for a minimum of 40 consecutive days immediately before the marriage. This period of residency must also be in the same location where the marriage is taking place. Whilst for most people this may appear difficult at best and impossible at worst, there are a couple of options open to you.

For example, if you or your family own a property in France then the residency requirements might not always be adhered to as strictly as intended. That being said, any potential leniency in the rules will vary from location to location as it falls down to the discretion of the local Mayor. It’s certainly worth a discussion with him or her early on in your planning process to discuss what options are available to you, if any.

If you’re unable to fulfill residency requirements and don’t own a French property, it still doesn’t mean the end of your dream of getting married in France. A very common workaround is to simply have a private, civil ceremony in the UK to take care of the legalities, whilst then hosting your perfect French chateau wedding at a later date. You can hire a professional officiant to perform a personalised service, and with your guests none the wiser about the fact you are already legally married, this will feel like your real wedding day.

It’s also worth noting that in France only a civil wedding in the local town hall (Mairie) is legally binding, so even if you did meet residency requirements, if you wanted a French chateau wedding you would still have to have a civil ceremony first.

Daily Life in Uzès

Daily life is fairly laid back and besides the markets and the cafes in the main square there are also numerous restaurants and wine bars to enjoy including Michelin Star Chef Oscar Garcia’s restaurant in La Maison d’Uzès, the town’s luxury hotel. Your inner culture vulture will never grow tired of the Musée d’Uzès and its truly remarkably collection of historical artefacts including a pair of boots with rows of blades on the bottom used for shelling chestnuts, and some particularly ugly Victorian ceramics that have to be seen to be believed!

For the weekends you want to spend in the great outdoors there is no better place than the Vallee d’Eure, a gorgeous valley which is one of the region’s most beautiful and well loved destinations. Here you can walk for miles along rivers, across fields and through ancient trees without seeing more than a handful of people. Pack a picnic, take a good book and enjoy the beautiful peacefulness of the countryside that’s right on your doorstep.

If horse riding has always been your passion then you will be pleased to know that you can still enjoy your hobby here as Uzès is home to one of just 21 National Stud Farms. Medieval San Gimignano

San Gimignano is a small, walled city located approximately midway between Florence and Siena. Famed for its incredible medieval architecture, this quaint and charming place has been so well preserved you will be forgiven for thinking you have stepped into a time machine to get here.

As you approach San Gimignano you are greeted by 14 large towers, rising up like a medieval cityscape. There were originally 72 towers here, built by prominent local families looking to flaunt their power and wealth. The taller the tower, the more powerful and rich the owner, so neighbours regularly tried to outdo each other in a bid to build the highest tower and appear the most successful.

Of the 14 towers that remain today, Torre Grossa is the most popular to climb and once at the top, the views of the city and the surrounding valley are quite simply breathtaking.

Although small in both size and population, San Gimignano is bursting at the seams with character and the best way to discover its many delights has to be by foot. The main square, Piazza del Duomo makes the perfect starting point for exploring this magical city. You simply must indulge in some gelato here whilst in San Gimignano as it really is the best you will ever taste. Sergio, the owner of Gelateria Dondoli, is a master of gelato and has twice earned the sought-after title of “Gelato Champione” thanks to his two prized flavours: Crema di Santa Fina (cream with saffron and pine nuts) and Raspberry & Rosemary sorbet.

This well-loved UNESCO world heritage site is home to many other attractions including the incredible La Collegiata, a stunning 11th Century duomo lavishly decorated with frescoes,  La Rocca, the remains of a 14th-century fortress, and Fonti Medievali, the medieval fountains which were historically the townpeople’s only water source.

Montepulciano, Home of Tuscany’s Best Wine

Located in southern Tuscany, Montepulciano is perched on a reclaimed narrow ridge of volcanic rock and whilst certainly not undiscovered, it remains just far enough under the radar to avoid being ravaged by tourism.

This quintessential medieval village is home to lush green landscapes, rolling hills, castle ramparts, thermal springs and of course, some of the finest wine in the whole of Tuscany, if not Italy. For many, Montepulciano is complete Italian perfection.

Cars are not allowed inside the historical centre without a permit so you’ll have to park outside of town and walk in. Locals are fiercely proud of protecting their town and interestingly, Montepulciano has one of the most intact and architecturally unified historic centres of any Italian town. Apart from a few minor repairs and improvements, no major building work has taken place here since 1580 which is quite some feat. It is this unrivalled authenticity and originality that makes Montepulciano as charming as it is fascinating.

There is plenty to keep you busy in Montepulciano as you explore the nooks and crannies of the town whilst overloading your senses with the very best of Tuscany. Some sights may already seem familiar, even if you are yet to visit, as Montepulciano has featured in several well-known films including, Twilight Saga: New Moon, The English Patient, A Midsummer Night’s Dream and Under the Tuscan Sun.

The impressive main square, Piazza Grande, is located near the top of the town and features a rather ornate water well complete with lions and griffons. The Duomo, or Cathedral, which dates back to the early 17th century also makes for an impressive sight despite the fact that the facade remains unfinished to this day. The Palazzo Comunale, or town hall, is a stunning building built in a Gothic style and partially modeled on Florence’s Palazzo della Signoria. Here, visitors are welcome to climb the 15th-century tower take in the unrivalled panoramic views of Montepulciano and the stunning countryside below.

Oenophiles will be in their utter element in Montepulciano and this area should certainly feature heavily on every wine lovers itinerary. The hectares and hectares of vineyards found here are responsible for producing none other than renowned red wine, Vino Nobile.

On the 12th July 1966, Vino Nobile di Montepulciano DOC became one of the first Italian wines to be recognised with the title denominazione di origine controllata (DOC). Not only that, but in July 1980 it was the first wine in Italy to receive the “denominazione di origine controllata e garantita” (DOCG) declaring it one of the best wines in Tuscany.

Siena – The Most Romantic Town in Tuscany

With its cobbled streets and tall, ancient buildings, Siena is a veritable medieval masterpiece which oozes an intimate romance. This beautiful picture postcard city is steeped in history and perfectly preserved, and the 50,000 inhabitants who live here are all very proud to call this city their home.

At the centre of town you will find the incredible Piazza del Campo, the unusually shell-shaped piazza which is built in the exact spot where three antique hilltop towns all sloped together, before eventually combining to create Siena.

Piazza del Campo, or il Campo as it is more commonly called, was designed to be large enough to host the entire population of the town, be it for games, general activities or political events. Today, the square still hosts some major events in the Tuscan calendar including the Palio (bareback horse riding festival which happens twice a year during the summer) and the annual Carnival which takes place in February.

Located on the Piazza del Campo is the stunning Palazzo Publicco, a building of considerable historic importance which served as the City Hall of Siena for over 800 years. Inside you’ll find Ambrogio Lorenzetti’s famous frescos depicting both good and bad government and if you’re feeling brave, you can even climb the 400 steps to the top of the tower to enjoy some magnificent city views.

Other must-see attractions include the Cathedral with its intricate facade and luxurious interior, the Pinacoteca Nazionale museum which houses national works of art and the Palazzo Salimbeni, the headquarters for the banking corporations responsible for Siena’s great wealth.

As the sun goes down, the nights certainly heat up in Sienna. There is a large student population here, representing many different nationalities, and the narrow streets come alive with people from all age groups enjoying the many fantastic restaurants, classic wineries, trendy clubs and bustling breweries.

Listed as a world heritage site by UNESCO, romantic little Siena has stolen the hearts of many who have travelled through Tuscany.
